Our strategy revolves around the following phases:
Identify target markets
We look for markets with a landlord friendly legal system and conditions leading to rent growth. Our detailed historical and demographic analysis identifies markets that have potential for increased rental housing demand.
Find assets with real value-add potential (distressed or mismanaged)
We look for properties which are not performing to their full potential either due to lack of management or lack of capital investment. We focus on properties within sub-markets that can support higher rents and occupancy than those currently obtained by the property. Ideally, we also look for areas where current local trends place us in the “path of progress.”
Perform detailed underwriting to quantify the turnaround plan (time & money)
Our proprietary underwriting systems and models allow us to perform a very detailed underwriting of the financial fundamentals of the local sub-market and specific property. This gives us an understanding of the property’s post-turnaround potential. Our hands-on approach to physical underwriting allows us to quantify the scope, cost, and timeframe of the turnaround plan.
Rehabilitate & re-position (stabilize)
Rehabilitation and repositioning is a two pronged approach. The capital investment plan is designed to both cure deferred maintenance as well as bring the property exterior and interiors to the best level justified by the local market rent potential. The onsite team building plan focuses on bringing a highly qualified team to manage the day-to-day operations of the property. We seek and install and support experienced team members who love what they do. We provide them with the proper training and systems to ensure their success both before and after the stabilization process.
Manage for cash flow
When the property is stable for both occupancy and maintenance. We hand the reins to our third party management partners who manage all the day-to-day operations. We remain involved at the financial supervision, strategic vision, and capital maintenance level.
